New Construction Continues Watt Renovations

nsnfeb_featured.jpgWatt Avenue at Elkhorn will be sporting new apartment homes in the near future. Construction is under way for the all new Norden Terrace and Corsair Park Apartments, 100% affordable housing. Norden Terrace will be a multi-family community, while Corsair will be a senior community. These communities will offer a combined total of 316 units located on approximately 14.5 acres, located on the corner of Watt Avenue and Elkhorn Blvd, behind the Watt Avenue Town Center. The proposed developments will provide a critical mass of residents to support further redevelopment in the area and activate the commercial uses surrounding the site.

Both apartment communities will be accessible to vehicular traffic via a tree-lined boulevard extending from Elkhorn Boulevard through the Watt Avenue Town Center. The entrances will be controlled by a secured access gate and an adjacent pedestrian gate that leads to the shopping center.

The Norden Terrace Apartments will include 16 three-story and three two-story residential buildings. The buildings are arranged into three villages each with a central landscaped courtyard and children’s play area. All are connected by meandering pedestrian walkways, highlighted by decorative arches. The project will have 204 rental units, 48 one bedroom one bath units, 104 two bedroom two bath units, and 52 three bedroom two bath units. Each apartment unit will contain wall-to-wall carpeting, central heating & air, washer & dryer hook-ups, and energy efficient appliances. The living rooms will have crown molding trim and access to a private patio or balcony. The community will feature a centrally located 3,650 square foot, single-story community clubhouse that will contain the site leasing offices, meeting rooms, kitchen, restrooms, computer lab, and common laundry facilities. Adjacent to the clubhouse will be a landscaped patio with swimming pool and lounge area. This community will also have 30 garage stalls in six buildings and covered carports. The northern and eastern property line will feature a six foot masonry wall separating the project from the existing single family, to the south the applicant proposes to build a masonry wall extending to the edge of the existing commercial parcel and then transition to a wrought iron fence along the remainder of the property line along the current open space. The wrought iron fencing will allow for future connectivity when the remaining open space is developed.

The Corsair Park Senior Apartments will include 12 two-story residential buildings. The site will have 112 senior units, 88 one bedroom one bath units and 24 two bedroom one bath units. Each apartment unit will contain wall-to-wall carpeting, central heating & air, washer & dryer hook-ups, and energy efficient appliances. The living rooms will have crown molding trim and access to a private patio or balcony. The community will feature a centrally located 2,784 square foot single-story community clubhouse that will contain the on-site leasing offices, meeting rooms, kitchen, restrooms, computer lab, and common laundry facilities. Adjacent to the clubhouse will be a landscaped patio, swimming pool, and lounge area. The project will be fenced with a decorative wrought iron fence with stone accents and vehicular and pedestrian gates. The community is organized into three residential blocks on either side of the central drive aisle. Open spaces and carports will be provided. The project will feature meandering walkways and a series of painted crosswalks throughout the site for pedestrian circulation.

These two communities stand to make great contributions to our community. With these developments, the intersection of Watt Avenue & Elkhorn Boulevard will quickly transition from one of less-than-pleasant and under-utilized land, to an area that will energize the North Highlands neighborhood and spur on further development throughout the Watt Avenue Corridor.
